Aerial roof measurement reports: what’s inside and how to use them

An aerial roof measurement report gives roof surface area, pitch, and edge lengths for a property from overhead imagery and elevation data, so a contractor can bid without climbing the roof first. Check the building, the planes included and any flagged facets before using the numbers.

What a report typically contains

Total roof surface area and squares, area by facet, predominant and per-facet pitch, and lengths of eaves, rakes, ridges, hips and valleys. Most reports include a diagram with colored edges and a satellite image of the property.

A RoofSnap report includes these measurements, a length diagram, and waste-adjusted quantities, delivered as a PDF you can download again from My reports.

How contractors use them

Quote faster: send a preliminary number the same day a lead comes in. Plan the site visit around what the imagery cannot show. Order materials from edge lengths as well as area.

Reports also help explain a bid. Showing the customer the measured area and diagram makes the price easier to understand than a single total.

What to check before relying on it

Is it the right building, and are detached structures included or excluded as intended? Does the imagery look current? Are there flagged facets with a very different pitch from the rest of the roof?

Compare like with like when checking against another report: surface area before waste, the same structures, and the same pitch. Differences usually come from what was included, not from arithmetic.

Choosing a report

Report services vary in price, turnaround and detail. Some include wall measurements or 3D models for insurance and siding work; others focus on the roof measurements needed for a shingle or metal bid.

RoofSnap reports cost $6.99 with no subscription, and team plans are available for monthly volume. Results are estimates; verify uncertain details on site before a final order.
